Each one has a franchise fee around $25,000. Remax is more of a national brand. Exit has a good concept but only works if there is a strong regional owner and/or broker office. Assist 2 Sell is great in a buyers market but much harder in a sellers market. There is much more to it but that is the snap shot.

I'm curious about the following:

* EXIT -- I see lots of very small brokers. What I can't get is the appeal of the override concept when there are not many folks to get an override from. What is the mindset for those small franchises? Hope of growth or is there something else going on?

* What kind of training does EXIT and ASSIST2SELL offer their brokers? And, their agents? I'd be particularly interested in what they offer both new brokers and new agents.

* ASSIST2SELL seems to have a focused consumer concept. I've never figured out what EXIT offers consumers, ie. potential buyers and sellers. Is it merely a "compensation-based" franchise or is their some hooks for consumers?

Appreciate your willingness to converse.

Steve,

You are correct about Exit. 80%+ are small brokers with the hope of growing their office. The whole down fall of Exit is if you dont have a strong broker who doesn't recruit the first 50+ strong agents then you will never have those agents recruit anyone else. Exit does not offer anything special to the consumer.

Both Exit and A2S offer great training. Training to their agents is a whole other story. In short it is lacking greatly because it depends on each office.

It is an interesting fact about Exit. There are some strong offices in the East and West coast but they are not strong anywhere else. If you run the average number of transactions per agent at an Exit office you will find that it is very low. Exit has enormous opportunities but the broker profit is low due to the high splits to agents and the 10% to the referring agent. It could have tremendous possibilities with the right area/person/owner.

They teach at A2S that the broker/owner should not hire agent until the broker/owner has too many listings to handle. Also, the chance to get a "good" agent at A2S is very low because of the split structure.

I'm sorry but I just have to say...to me (JUST my opinion!!!) the name "EXIT" alone connotes something less than long-term.

While one could argue that it sounds OK for sellers, what about the overall impression for buyers?

And yes, the EXIT in our market has, in fact, already exited from being in business (after only about 4-5 years).

I'm sure there's a completely innovative and tasteful reason the franchise is named thusly. Just kind of strange to me.

What is the ASSIST2SELL compensation strucuture for agents? Is that set nationally or encouraged at that level?

You sound like you know what you're talking about as far as franchises, but why have you skipped around so much. And what asset manager in their right mind would want to depend on you?

I am currently at Coldwell Banker.

The compensation factor for A2S agents is usually 1/4 of the commission for their listings or around $700. If the agent has a buyer then they usually get 50% of the commission. They do not keep agents long, its more of a training ground.

ReoGino, thanks for your concern but it is not your business to why I have skipped around so much. If you must know, I was in 2 different partnerships and both ended horribly but thanks for passing judgement.

Each of us have our own reasons and situations but I would argue that I know more than anyone about other real estate companies and therefore I know what the other agent is thinking when they present their offer or if I am up against them in a listing appt.

Well woopie frickin doo, you've skipped around town. None of that so called experience is going to help you sell reo property or do bpo's. I've talked to 10 different asset managers today about you and not a one gives a crap about your knowledge of other real estate companies! Have you ever marketed a foreclosed property? Do you know what a winterization is? Do you even know what bpo stands for? Why does everyone think they can just jump into REO business? Most of us have no patience for guys like you! Maybe you should stick to retail properties where you can use all that knowledge competing on listing appointments. Seriously dude, there is no room for you in this business right now.

I have to jump in on this one. Gino has a point. This Maldune guy/girl sounds like they try everything out for a month or two and move on. REO agents have to be long standing and dedicated. This business is not for everyone -- especially not someone who can't commit. Maldune named 4 co's right off the bat! AM's HATE that kind of stuff!!! I have been an REO agent for 25 years and seen the good times and bad and have paid my dues. It really gets under my skin to see the wanna bees who lack commit try to get a piece of the pie. Gino is RIGHT! Dont embarass yourself. Not be rude but give us a break!

I don't understand the hostile remarks to Maldune on this thread. I don't see anywhere that Maldune said ANYTHING about REO/BPO work. Who the heck are Sandollar and ReoGino? Newbs who know nothing about this forum? Before you jump down someone's throat, perhaps you should do some reading and learning.

You guys missed the comments over in the BPO/Foreclosure section. He's there too. Im not on anyones side -- just saw his posts that hes trying to break into the REO business plus hes owned a bunch of franchises and now looking for REO advice in the BPO forums. Looks like maybe thats where REOgino and Sandollar came from. JUst an observation.
