I followed the link and it looks interesting. I have been researching foreclosures in my area to inquire about the possibilities of listing them before the actual foreclosure date. Will this program assist me in doing that??

Yes Sandra the program will help you identify who is facing foreclosure therefore giving you an opportunity to list their property.Usually the homwowners are already 30 days away from foreclosure so you wont have much time to sell the property.I suggest running an ad twice a month something to the affect of DON'T LOSE YOUR HOUSE TO FORECLOSURE CALL XXXXXX TODAY. The way the markets are now you will more than likely get a few calls and hopefully a listing from it all....Good Luck!

Before proceeding, you might want to see this discussion in the REO, BPO, Foreclosure forum.

A few key points:

* According to a Countrywide representative at REOMAC (an REO conference) this year, only 1 in 5 short sale offers close.

* Other companies are reporting similar rates of closure.

* Lenders are rarely consistent in approving short sales, meaning that the quality of your offer may not be determinative.

* Lenders often sharply cut commissions.

This discussion makes a persuasive argument to avoid short sales altogether. Why spend your time on a deal that has a 20% chance of closing once the seller has accepted? Why subject your client to the whims of decision maker that you can only exert limited influence on? Throw in the commission issues and the attractiveness of short sales degenerates.

Some of the agents are advocating banning short sale listing from the MLS because of the lack of prior agreement with the lenders. I would argue that the inability to demonstrate a probability that the seller can deliver clear title is a strong reason to bar them from an MLS.

I've had a concern with these for awhile. Very few seem to ever come together. Buyers often feel abused by the process and lack of communication from the lender. And, in the end, the agents really struggle to make any money.

I wonder if there is a strong, persuasive argument that short sales are the latest real estate fad touted by seminars and lots of real estate media folks. Maybe it is one that needs to fade.

I think many people have learned to work short sales to their advantage.. I have seen a number of variations of this example..recently did a BPO on home way underpriced and listed as a short sale. No sign in front of the home; MLS listing read fixer upper with no interior pictures or pictures of pool. MLS said occupied with pets; no lockbox. I was doing an interior-it had ss appliances; numerous upgrades and an inground pool well maintained and was unoccupied. It had been listed for 6 months at this price. While I was taking exterior photos a neighbor came up to me and said he was sick cause the bank was taking a short sale offer even less than list.
He said there had never been a sign on the property and he had never seen it shown.
But guess who's made the short sale offer? The girlfriend of the owner.....neighbor said the owner was ticked that he had to move out of the home but the realtor had said it would better support the short sale if he did..a total rip...she had been listing it inaccurately and making it difficult to access just to support her buyer's girlfiends efforts to buy it through short sale..

Something even more unethical going on---taking the ss listing, no sign in yard & no entry on MLS. Walk your investors through until they give a low-ball offer, then enter it as "active" going to "pending" one minute later (usually at 3am) on MLS. Then the agent doing the BPO is wondering why with 90 days active this is the best offer brought in? Answer: no one knew the home was for sale because it was never really marketed.
