Maybe it's just my time of the month, but I've had it.

'Congratulations on your listing!'
'Congratulations on your pending sale!'

Do Agents that call to waste my time and chat on the phone w/o an offer or an interested buyer not realize how cheezy they sound? Are they really trying to win me over? I'm a big fan of networking but unless you're at the party with an offer...I'll see you at the next mixer.

How many of you REO Agents have to fend off over-eager agents looking to hang their rider on your sign so they can get first crack at a buyer? Agents just crawl out of the woodwork and ask. Agents I don't even know. Yes I'm busy, but do you really think I'm going to let you get first crack at a buyer if I have a chance to double end it?

What part of the picture am I missing? It's happening all too often.

We had an REO agent in one of our branch offices listing 10-15 properties a month in 4 different counties; the first agent in the branches that called him for each listing that went up and asked to put their rider on, he let them. He just did not want to be bothered, probably never even visited the property after he listed it and sure did not want to deal with buyers. Just his style/choice, so maybe those agents calling figure you are of the same mindset. Give 'em points at least for being aggressive and hungry enough to want the business.

I don't know about the rider.. I never had agents ask me to put their rider up on my listing.. but maybe you can help them on other things like doing open houses.. just tell them you can help them by letting them do the open houses for you.. I had a bunch of agents did that for me and it helps me market the property quicker, banks were pleased.. resulting in more assignments. And having good reputation among agents helps a lot.. they all want to show your listing and work with you.

I wouldn't be too greedy getting double sides of the deal, faster it sells.. more assignments you get. that's just my opinion.

I guess if you are listing 15 properties a month, you not only have your hands full with work, but also have the income to be able to ignore the possible double-dip.

Personally, I wouldn't let other agents hang their riders on my signs. I have my own. The phone number goes to a toll-free number that rings me. If the buyer isn't interested in my listing, I REFER that buyer out and get a referral fee.

The day I get too busy to do the above, I'll hire an assistant to handle the referring and have the toll-free number ring the assistant. Theoretically, busier means more listings and more referral business, so the assistant should pay for him/herself.

I mean, the yard sign is one of the most powerful sources of all sorts of leads. Why would you just give that away?
