Does anyone charge the Buyer's to re-winterize the property after they cancel due to inspections?? This particular property is with Ocwen, and I don't see anywhere in their addendums that the buyer is required to do so. I did list on the MLS that this fee will be charged to the buyer, but what if they refuse?? Maybe I should have included that in the contract.HMMMM

The main Prop Pres guy I use collects up front for de-wint and re-wint. And he won't take a personal check from a buyer. Either a cashier's check drawn on a local bank or cash.
Told me he got burned too many times.

Who will pay is not the issue. De-winterizing a re-winterizing is risky. I won't do it and advise the banks against it. Too much can happen in between that could wind up causing more damage to the property, especially if done in mid-winter.

I've had offers asking to basically rehab the whole plumbing, heating and septic stystems so the lowball buyer could do their inspections.
It's winterized and its as-is. That is how mine are sold.

If Ocwen authorized it to be de-winterized, then I guess they will pay to have it re-winterized. Most of my clients won't authorize that. Mine are like Jim's. They are winterized and they are sold as-is. Take it or leave it.
