When a property is behind a gated community do you take a picture of the gate and the street? I have always just been told to take a picture of the gate but now I just got QC'd and was told I need to take a picture of the street.

I usually get in by telling them I am previewing other listed homes. If I cant I take as many pictures of the gate, community name, guard shack, street sign, anything they might ask for.

You can stick the camera lens through the gate for a street shot, and sometimes get a picture of the unit that way too.
Unless the gestapo is sitting in the guard shack, then you have to be careful.

Yeah I have just never had a company request a street scene as well as the gate. It is too far to go back.

Have you guys ever been denied entry into a gated community? Here in So Cal it seems every bpo is behind a gated community. I've never been denied when it's a guard gate. I've had problems when it's a key entry gate but I usually stop at the key pad and pretend to call the owner. Some car is bound to come by, I've even had cars wave me in! So much for the security of gates.

I was at the gate at 7:30 or 8:00am and the gate guard was pretty rude. I don't care. Actually makes my job easier. Why should I lie when all I have to do is take a picture of the gate and save myself a few minutes.

You dont need to lie. I just tell the guard I'm going to the address and give them my card. I have never had one guard ask me why I'm going there or think twice.

I have one of those tomorrow.
Thing is the owner name doesn't match the address.
Address is in another name.
Normally I'd just go with the address and assume they screwed up the name, but the oddball last name also shows up in the building at a different number. Er, still waiting to find out about address.

I'll weasel my way in. Might have to wear a nice shirt and speak real good to the palace gatekeeper.

Gated community sounds exclusive, but there are a few in my area where those behind the gates are more dangerous than those outside.

It is ironic that I have had trouble getting in.

One gatekeeper who lived in the development said an agent snapped a picture of her house while she and her husband were making out in front of the window (an unpleasant picture entered my head). She was tired of all the BPO picture takers in the high foreclosure development, and would not let me it. I ended up going through the other entrance.

Now, they will not let you in unless you have an appraiser's license or an appointment with the homeowner confirmed at the gate.

In SoCal, there are tons of GATED and GUARDED communities.

For gated only, try the “UBS” announcement to another address; or find a spot on the street and wait until a resident rolls by, time it right then go in behind them. The callbox deal also works, act like your party is not around, then flip a u-turn and follow in. Obviously the key to either method is being there during high traffic times.

For Guarded – there are some communities which will not allow access, I don’t care who your are.

UNLESS, you are a registered process server (hint, hint).
Process servers are allowed under the civil code (CC/CCP) to enter into a gated community to attempt service.

Few guard companies realize, however, we are also exempt under the Penal Code trespass laws (PC 602.8[c]). Actually, there are tons of clueless process servers also unaware of this exemption.

You need a process server card, photo ID and rarely do you need the physical pleadings. In that instance, a standard Notice to Vacate without any info on it suffices.

There are gated communities in our area without guards. In those cases I cam sometimes slip in when another vehicle goes through. Otherwise, I just take a photo of the gate and the street leading up to the gate. We actually have a couple of gated communities in our area with guards who demand to see our real estate license before they will let us through.
