Trying to steer the discussion back to the original OP. I just received a phone call from LA on a report that I did weeks ago. Their client was not thrilled that, as the report requested, I gave the range of values in a particular area (low to high). The lowest is something like $149,000 to $2,300,000. They (LA) wanted me to readdress the range. I told them that I wasn't going to. That's the range and I have no way of cherry-picking. I also said that in my comments. I also provided the avg. and avg. DOM for both active and sold (as well as the range for solds). Please give me a break. They said they'd reassign. Let them. I thought I had fired them. Apparently not.
My other favorite from yesterday was from IAS. Subject was 40 acs. -- in the middle of an established subdivision! I have few parcels to choose from and I let them know that *BEFORE* I started the BPO. I was told to do my best, which I did. Yesterday's kick-back was why were was there a variance on GLA of 20%. Gee, I don't know. Subject is larger than most other properties to start with? I forwarded the e-mail exchange back to them. Please give me a break.
Finally, PCV. They wanted me to physically measure a property. I dunno, isn't that what an appraiser does???? In California, that's a licensing violation (exceeding the scope of your license, such as measuring, if you have no prior experience).
To put it in perspective. The Dems would see it my way, the Republicans would see it the Company way and Ron Paul would tell me to go sit and spin. How did politics get involved in this thread anyway?

It's called a "unique property," but they never think that is possible. I had a 6000 sf 17 year old house recently, an REO, that had NO COMPS--and I mean NO COMPS! Absolutely all of the other structures were much newer, much more expensive, and in better condition OR multi-story, sometimes multi-family, much older structures.
The second opinion BPO agent and the appraiser both phoned me in desperation, because they couldn't get past the QC. Finally, someone believed us when we said "unique."

Here comes the higher taxes .......... No offense SLO.....but that is such a line from the GOP media machine. The Republican party is no longer fiscally conservative. Let this war without an objective be exhibit "A". It's bad enough there is no point to it. But, hey lets hire a private security contractor while we're there to do the military's job.
