Who do you think is the best real estate company to start a franchise with, Prudential, remax, coldwell banker or century 21?

Didn't like any of those franchise models

I wanted a co. that was new & fresh, where I could offer higher commission splits & deviate from a more tradional real estate office. I wanted the agents to truly be able to run their own business so that eliminated Pru, CB & C21.

I didn't like Re/Max's fees

Tanya, you're a big poster here and I guess everyone thinks you're a bit of an expert so tell me about those big REMAX FEES that I gladly pay every month. I'd be interested in knowing the perception of REMAX from your perspective.

I work for one of the majors listed. My split is excellent. I am free to set my own commissions. I have complete control over my farms. I have complete control over my marketing. It all depends on the individual broker. Many "stodgy" agencies have brokers that correctly cede control almost completely to their good agents. They are a pleasure to work for because you get the benefit of the brand and the control you need to run your business.

You don't need "new and fresh", you just need the right broker with the correct philosophy.

We're with CENTURY 21. Our split with our broker is excellent but we don't like the 8% that we have to pay to CENTURY 21. In our market they aren't a big player at all and advertising via radio and TV is nearly non-existent.

Everything with a franchise is negotiable except the franchise % per transaction fee.
Your fee structure between your agents and you the broker is totally up to you as is setting any minimum commission. The advantage of the large brand is mass recognition and support. That national advertising does help. If you want relo business and to be able to service corporate relocation then the national brands are the way to go!

Every model has potential. Every company has its good and bad, agents and brokers.

There are benefits to the franchise model and there are some limitations. Your question of which is the best is only answerable by ego. Clearly each of these companies have demonstrated the desire and committment to be leaders. They have invested heavily with their agents, technology and training.

Other companies can offer lower fees but don't necessarily have the same benefits.

The best answer to that question is me. I am the best company and I make whoever I chose to work with that much better. wink

One thing to consider is that with some of the major franchises once you prove yourself you can get on a number of referral teams where you can get numberous referrals annually. You pay a significent referral fee, but it sure is nice getting many millions of dollars of business driven to you by the company. It sure is a nice base level of sales annually.
