I was approached today by a neighbor on one of my listings. She called and asked if I would do a listing presentation for her house, she is thinking of selling. It is right next door to my first listing with a new client.

The thing is that the listings are so different in square footage and value that they wouldn't really be competition or I wouldn't do it. I of course will ask my am first. My idea is that they may play off each other and bring more traffic.

Should I tell the owner to wait until the REO sells? Or just go for it and see what happens?

Any thoughts would be appreciated!!

Are you a realtor? What is the dilemna?

I have two reo houses on the same street from two different clients, I don't feel any ethical considerations and did not feel the need to tell the other AM about the others reo listing. There is no "California" prohibition against a realtor selling houses on the same street or in the same condo development.

It is not as if the REO client has an exclusivity agreeement with you. You are fair game and there is no conflict of interests here. List it!

I don't see that it is any of your REO asset manager's business what other listings you have, either next door or in the next county!

WHAT! So if they were in competition you wouldn't do it? I have 3 houses in same development 2 are reo's with different companies and one a private owner.They are all in competition with each other,but that doesn't bother me one bit. I agree with what everyone says you are a REALTOR list what ever home you chose.Its none of the AM's business.

That's why you sign a DA(Disclosure and Consent for Representation of more than one Buyer or Seller). At least this is what we sign in California.

List it. There is no conflict of interest here, and I agree that it is none of the AM's business. You are not the AM's employee. You are an independent contractor who does not have an exclusive relationship with only one client.
