We've probably all heard the adage, "A house priced right is half sold."
And it is critical to get a price right.
But the phrase isn't "A house priced right is sold"; it's "half sold." If all it took were pricing it right, we could all just charge a nice flat rate, work up a very intensive CMA, get the seller to price it at our CMA, and sit back until someone buys it.
But we do more than that. So what do YOU do? What do you do that you find effective to sell your listings? What do you do (or have you done) that you've found ineffective? What do you do even though you know it's ineffective at anything except placating sellers?
