So an asset company sent me two bpos I have done eight months ago. Both of them are in the same subdivision and virtually the same size with a different exterior design. I completed one of the bpo's. Since comps are so limited, I will have to use the same comps from the bpo I did for the second, plus they all meet the guidelines. Since the bpos are on Excel, I was thinking of making slight changes to the one I completed(ex; address, subject info, price, etc) and submit it. Yes or No?

I had 2 houses next to each other; identical - I called my rep and she said I could use the exact same comps. I have this happen probably twice a year

yea i remember i once got two home across the street from each other that were a few sf off, and equal in all other aspects....i opened two windows and actually did the two bpos simultaneously...they were for 2 different companies...it was crazy luck to have them assigned the exact same day...

to make it even crazier later that week i got one that was right next door, ...and to add to the sub prime market crisis situation i think there were two other for sale signs on 2 other properties on the same street....

so i had a plethora of active comps....sold comps....not so much...ha ha

I was SO LUCKY a few months ago I had 15 bpo's all in the same building, I called and had to negotiate a smaller fee to get them all before other agents grabbed them from a blast a little less fee on a easy day couldn't complain! Yeah the asset company probably made the same but all i care about is what I get which turned out to be double to quadruple the usual money! I used all the same comps and only 1 subject photo of the building..
I am noticing whole buildings and development going into foreclosure, I have had this happen a few times now but 15 in one was my record.... Makes up (almost makes up) for the comps from hell and un needed qc craziness from l.a.

I had 4 orders last week, 2 duplexes next door to each other, same everything. The builder was being forclosed on.
