I inherited 33 acres of land. It's shaped like a right triangle, is covered with brush and trees and has only 30 ft of frontage on one corner. Oh, the hypotenuse is along a busy railroad track.

This has to rate right down there with inheriting swampland. If it has wildlife, they would have to be nearly deaf. What in the world do you do with a piece ground like this? How do you determine a fair market value? I wouldn't even know where to look for the sale of a comparable piece of ground. So, what standard could I use?

Railroad track is PERFECT for industrial businesses that need access to transport things.

If it's out in the boonies you would need to get creative and possibly assemble other land closeby to make the layout more useful.You might could also sell the land to your neighbors.The topography of the land makes a differenc to.

Thank you Super Realtor. It is out in the boonies which is zoned only for residential and agricultural. I offered to GIVE the property to my cousin who owns more of the wooded area and an adjacent field. He gave me a rather unsettling look that said, "NOT ON YOUR LIFE CUZ." Thats probably because the county auditor's office just "Re-assessed" everybody's property values and it wasn't pretty. I think that public tarring and feathering may be making a comeback here.

Then there's this problem with the state conservation agency which won't let you drain a mud hole or clear out waste trees so the property can be farmed. Even the trees are inadequate for lumbering. I'm thinking about introducing termites and posting no smoking signs. One of those should clean it off.
