DATELINE: EARLY NOVEMBER
  • Couple wants the perfect house in a certain area.
  • Couple can't find perfect house, but Perky promises to keep looking.
  • Perky keeps watching MLS but nothing that comes close ever comes on the market.
    DATELINE: JANUARY
  • Couple thinks that they'll have to just forget it.
  • Perky says not to worry, something will come on the market sometime...maybe...
    DATELINE: YESTERDAY
  • THE house comes on the market. It IS perfect.
  • Perky Emails listing to couple.
  • Couple is thrilled!
    DATELINE: THIS AFTERNOON
  • Excited couple looks at house today and falls in love with it.
  • Perky, not one given to being pushy, says "You'd better not hesitate, if you want it...it's priced well and will NOT last long at this price."
  • Couple wants to return to the house ASAP for a second look.
  • Perky calls listing agent, who is equally as excited. sets up next appointment.

    DATELINE: THIS EVENING:
  • Seller's remorse. House withdrawn.


Dang.

Dateline today: Called buyer number disconnected. e-mailed buyer, e-mail bounces back. How many of you have had that happen?

ColoBroker, can't say as I ever had that happen, though I did have buyers say to me "I'll call you by Wednesday with my decision" and not only do they not call, but they do not answer your calls or "nswer emails at all.

What's wrong with saying "Yeah, thanks for calling but we changed our mind and don't want anything now..."

I've had that happen after the offer was made. The counter was well below what I thought they would come back with. I thought the buyer would be thrilled, but they went missing. 2 years later, they still have not called.

Sorry for your loss Perky. Its usually the buyer who flakes out, not the seller.

Perky... if your buyer's are still interested in buying ( I assume they probably are since this all just took place), try sending a mailer to other neighbors in the neighborhood to see if anyone else with a similar home might be thinking of selling. In your mailer, tell a brief story about how the seller changed their mind about selling after you found your buyer a house, so the mailer sounds real about having a buyer for the neighborhood. You just might get a hit on this... it's worked for me in the past. Good luck, and sorry about that doggone Seller remorse story. Oh, and tell your buyer what you are doing. They will thank you.

Yes this can be very powerful in a mailout in the given and or similar neighborhoods or an ad in the paper "wanted, a house with this that and the third blah blah"

That's tough. However, I'd rather find out sooner than later that a seller really did not want to sell. I was a buyer's agent on a cross sale that the seller changed his mind right before closing.
