Um.... What ever happened to putting the "Pending" or "Under Contract" riders on the signs till escrow closed?

As for sending out a "Sold" postcard before close of escrow, I would definately make note of the agent who did it - just in case I find myself on the other end of a deal with that person. Something like that says a great deal about the person who thinks doing it is a good idea.

Hey broker,
Followup question for you. For what purpose did you call the property owner when you received the card? Do you often call homeowners that have just sold their homes to chat??

Hmmmmmm......wonder what the rest of this story is?

Bet you are also one of those agents that leaves the listing in active status till day of closing instead of putting it pending upon contract acceptance.

First of all, I educate my sellers that WE both want potential buyers to continue to call on his house so that we can either entertain backups or at least assemble a list of buyers in case the current contract crashes.

Secondly, I do not want do deter any buyer from calling on the house as after telling them that there is a contract on the house and they don't want to write a back up, I then sell them something else. I probably sell half my transactions a year off sign calls, selling them a home other than the one they called about.

If there is a lender involved, all contingencies are never necessarily removed. Last year I had a transaction crash after "closing" but before "funding" after the lender checked and found out the buyers went out and bought more than $15,000 worth of furniture for the new house they were buying later in the week.

So I guess from now on we'll only put a sold sign on the new owner's lawn!
Up here when all the conditions are met and the property is sold firm, the sold sign goes up. Go ahead, tell the world how good of a job you did selling the home and maybe you'll get more listings!
IMO leaving a for sale sign on the lawn means a the listing agent is having a hard time selling the property.

It's my neighbor across the street who has had his house on the market for awhile and we were both out getting the mail at the same time.

I opened up my mailbox and saw the postcard that said that his house had sold and he told me it was going to close at the end of August and wasn't sold yet.

But we get alot of that around here and I personally think it's misleading and wrong to do until it actually sells.

I bet your state law is similiar to KY and others. Technically speaking you have sold the home when both parties have signed a purchase contract.

I used QuantamMail for my Just solds and would order them about 2 weeks before close so they were set to be mailed out the day of closing.
In the last 10 years I have only had a single deal not close. That was because the seller had died 2 days before closing.

I spoke with his son a few days after the funeral and he said he was executor and wanted to sell it as planned. He resigned the listing agreement and the buyer resubmitted the final offer and the deal closed a week later.

When I represented buyers I had it in the contract that they would allow me to place my sold sign in their yard for 30 days after date of closing.

Just reading our own boards rules and regs. Sec 4.2 said to my surprise:
"Prior to closing, only the "SOLD" sign of the listing broker may be placed on the property, unless listing broker authorizes the cooperating broker to post such a sign."
It didn't say "Pending" or "Under Contract" signs. Gee, I could have saved me some money if I had just done "SOLD" instead of the other long worded ones I have on magnetic strips.
:rolleyes: Next time I better check "Urban Legends" first.
