Water I feel ya.This credit crunch has boiled over to to the commercial paper market and all but dried up development financing because of the basis spread and the amount of financing and pre-leasing requirements required by a lender in the deal.
This is why equity partners,and reit companies who are flush with cash are doing alot of funding deals for the developers who are too small to have there own cash for the land deals they have locked up.There is still financing but you have to have the best sites to get the anchor commitments for the big mixed-use projects.
I don't have alot of little deals right now but have 3 shopping center deals in the works and working on a few more.
