Hello Everyone! I am in the process of buying a home, and have had a home inspection. The inspection revealed a multitude of small items. The seller has agreed to correct most of the items; however, I am not so sure about some of it.

The insulation in the crawlspace and attic was installed backwards. The backwards crawlspace insulation is starting to fall down. Thankfully, the crawl is very dry and no signs of moisture have yet to set in. I asked the seller to correct this my flipping the insulation and installing it propertly. They have responded that they do not want to do anything with the crawlspace insulation, but will blow more insulation in the attic to correct the insulation there. Crawlspace insulation is not common for my area, so I am thinking of just requesting that they remove all of the crawlspace insulation. I do not want to deal with checking on it every month and removing it piece by piece as it falls.

The electrical panel also have an oversized breaker. I asked for this to be corrected by a licensed electrician. The seller wants to correct the breaker himself. I do not like the idea of a handyman or average joe dealing with electrical.

Am I making mountains out of molehills here? Please give your opinion. Thanks in advance!

As far as the crawlspace, I would be more concerned about having a proper vapor barrier so having them blow in more insulation is not addressing that issue.

Oversized breakers are a hazard. Should have a licensed electrician do the work and you should get a copy of the work order. Work is done by a professional and you have someone to call later to warrant their work.

Thanks for your reply. They want to blow insulation in the attic, and I am fine with that. They do not want to do anything with the insulation in the crawlspace, so I am thinking about just asking them to remove it. Some of the crawlspace insulation is falling down, and it needs to be removed before it gets wet and causes problems.

Isn't it against the law to work on electrical things without a license? Especially the fuse box!

Definately ask for the receipt that this was done by a professional.

You could have them deduct from the cost of the house and get 3 quotes on the job.

After the work is done have it inspected again.

Are you sure about the upside down insulation? In our area, it is very common to see it falling down. Typically this is due to not enough of the wire supports being in place and can be further influenced by rodents and also moisture. Check in on this... It could be a sign of a bigger problem.

Thanks for all of the replies! The sellers have agreed to blow additonal insulation the attic. The home inspector suggested that more insulation be blown over the backwards insulation instead of removing it. The backwards/falling insulation in the crawl is being removed. The inspector noted that the crawl was very dry and no evidence of wet insulation was found. The seller also agreed to have the breaker repaired by an electrician, and I require a copy of the work order to ensure this.

I plan on having these items inspected again.
