Good job getting your first listing, however 1 listing does not make you rich. If you are not doing well financially I would not stop looking for a second job just because you got 1 listing that may or may NOT sell.

Congrats Roswell! They are my first also. One piece of advice. Download their manual under the help section and study study study! Will make your life easier! So far it has been good working with them.

I have a few questions....do I need to get approval for bids that aren't going to exceed the max amount allowed? Like for trash outs, they allow 500....do I go ahead and order the trash out/rekey/winterization if the bid amount is less than the maximum allowed? Or do I need to get the bid accepted by the AM before I do anything no matter how much it's for? And if it's going to be a massive trash out, do I then need approval before ordering it?
It's actually a pretty nice property in a pretty good area in a pretty good school system.
