Hello all,

just got my first assignment and I am doing the occupancy status- it is a 4-plex and they all appear occupied. This is the question I emailed the AM let him know that much... but the occupancy report ask how many occupants, names, phone numbers.. etc am I supposed to go to everyones doors and get this stuff? I have no problem doing that but just wanted to make sure. any assistance would be appreciated..

For the few clients I have, and th occupancy checks I have done that were multiunits - I have never knocked on the door to get that type of information. I may acquire some of that info for CFK but never asked for that info for an occupancy check.

Same here. I will only knock and ask for that info when I offer CFK.

Try doing an address search on 411.com or switchboard.com. You should be able to come up with at least 1 of the 4 tenants phone numbers. Then sweet talk them into giving you the names of the other tenants.

I start out by just saying I'm going to be listing the property for the bank and "do you have plans as to where you're going to move yet?"

I will send it what I know and check with AM this morning

With my NREOB assignments you have to make sure that the property is out of redemption, if your state does that. They notify me when I am able to offer cfk's.
