Hello,


I have to introduce you the commission percentage in Bulgaria...
Usually the companies state that their commission is 3% of the property price and is taken by the buyer. Along with that there are several other expences... viewing trip charge (30$-70Eur/day), fuel charge (40$-80$Eur/100km), company establishment charge (650$-1000$). This is fine... to some extend, despite that these costs are with about 15% less if you decide to run your documents by yourself. But the problem comes when the company takes more than 5-10% from the owner of the property. So.. if we calculate there are 3% charge from the buyer, 5% charge from the seller = 8% commission charge without the additional charges...

I am proud to state that my company - Unlimited Real Estate Bulgaria does not mislead its clients this way. We have strict taxation of 30$ viewing tax (money are returned by the signing of the final contract), 50$ petrol tax (in force only when the client have not rented a car), 3% commission charge (payable by the seller), no buyer's commission. The taxes for the company may vary depending on the property price but it is about 1% of it.

I like the way you make the buyer pay for the tour.

We typically charge a commission to the seller and split it with the buyers agent. That way the buyer does not have to come up with a big junk of cash while they are trying to finance the property.

Yes, I like the idea of charging the prospective buyers for property viewings. It would definitely eliminate the looky-lou's. But this wouldn't work unless everyone charged.

We have a FSBO here who charges $50.00 for him to come out and open up his property for a Buyer/Looker to evaluate. He told me he would also like to find a way to charge for answering questions on the phone.

I became involved because one Buyer thought they could get me to pay the Fee for them (Like for the fun of it?) . . . . FAT CHANCE ! I was going to represent them; but then thought better of it.

After joking around a little with the Seller, I realized I'll be listing his property once the snow comes . . . . he's all tuckered out ! . . . . but at least he has a few dollars to show for his trouble; and has learned a little about what we have to contend with on a regular basis.

I think I will enjoy working with/for him! He's one of the few who has his head screwed on right.

Typically, in this country, we do not charge for individual services, although there are several different selling models to go by. Check out Assist2Sell, HelpUSell and RedFin. RedFin starts charging prospective buyers after 3 trips, they expect their clients to look at properties online first and they expect their clients to contact the Seller's Agent to open the doors for them (buyers).
