Hey everyone. I live in Orange County California. As you may know, it is extremely populated. however, this BPO I have is in a rare rural area in the County. I can only find 1 comparable sold in the whole are in the last 6 months... Would you keep searching back or?

I would first search a wider range, maybe neighboring towns. If I have to, I go back up to one year and then explain, explain, explain. Maybe tell them the population of the area.....

I'll keep going back in time. I've gone as far as I can until you reach the urban areas of Orange County. Thanks a lot. Rural to me is extremely new. I live in one of the most populated areas in the country.

I'd go back another six months first, and then expand the other parameters - especially since you're talking about a rural area. When I do have to go back, I do it one month increments, to try to get it as close as I can to the desired range.

And then I explain the heck out of myself.

Have you tried zillow.com and see what they show for comparables. I know their values are sometime way off but use it only for the info that you feel is fair.

Zillow doesn't take lot size into account, so in a rural area this would just be silly..

Go back in time, and document the appreciation/depreciation rate going forward that leads you to your value. Location is more relevant in real estate, so expanding the area is not the best choice.

You know what I did, I just pulled a Comp check using my Title Profile. But there was only one sold that was listed on MLS....

Hey, does anyone know if FARVV BPO's turn into REO's? I've been doing so many from them lately with an excellent "quality score" everytime. Except this last one because I had to write an explnation because of sales were more than 6 months old.

I have done over 2400 BPOs from FARVV.

Two turned into REOs when another company saw my name on the BPO.
