Have you ever sell to someone a land without knowing him. Even if you haven`t seen him before. I know that you can sell at the phone but i`m curious if there could be contracts only with digital signature .

We have had a couple of buyers who we never met and they never saw the property.

We never meet most of our sellers.

Depending on state laws about what constitutes an acceptable signatures; below is a link where contracts can be signed electronically. It's all web based and accessible by everyone who has a password, broker, agent, buyer, seller, attorney and title company.
I have sold many properties without ever meeting the seller and a few without meeting the buyer.

I sell many a property that I have never met. I fill out the paper work, scan and email it to them for signature and we can't go forward until I have the signed contract. It geneally comes back via email or fax.

Care to buy a property like this? Gotta a cheap one, my kids could use a new pair of shoes!

Even we have sold land and second homes to clients whom we hardly ever get to see. Everything is done via fax and email. For sometime we have seen that a lot many foreign investors have been spending in our market. In this regard, what I want to know is that, is this good or bad for the country??

In Ontario if we have a situation like this you have to be very carefull. We would typically have to report this as being suspicious. You never know if someone is looking to purchase a property as a grow-op or what. Proceed with caution, I would say.

Of course. I sold many homes in Outh Florida owned by South Americans, without them to ever come here...even at closing..

They can't take the real estate back home with them and now we have their money. It sounds like a good thing for the USA.
