I have it set to "trigger" after 45 seconds on the site just saying something like "Thanks for visiting my site. Any questions just let me know." but only on their first visit. I want them to notice the chat, but still have it to look natural.

You can be more aggressive of course and set up different triggers for different pages and such, but I think I would either shut down the chat or go somewhere else if I visited a site like that.

I as a user happen to love the live chat button but usually noone is on line and I think it is silly to have a chat button operating on your website and not be there to answer the chats. It makes it worse than if you did not have anything. If you can connect it to your smart phone and engage I think the consumer these days has no time for anything. I mean I have gotten calls they are sitting in front of a house they found on trulia and would I open the door. Lets face it sometimes these crazy deals work, not always but sometimes. So if you are going to answer the chats I would say go for it.

In my years of experience, the real time chat doesn't necessarily increase any metrics of a site as far as traffic, or even bounce rate -- but happiness of your visitors for sure. The web is a wild place, and anytime a visitor to your website has a good experience, they are far more likely to share it with others. In an industry like this where word of mouth is still one of the strongest ways of getting new clients, real time chat, works wonders, unless you're never there and it just says 'email me me, I'm away" that provides no value.

You could also check out sites like http://groovehq.com/ or http://www.desk.com/ that help aggregate your twitter, facebook, chat, email, etc into once spot. This way you are sure not to miss an interaction with a potential buyer, or other agent.

I thought it was a great idea when I first saw on a realtors site, about a year ago. But now I was wondering if it works well. The site always states that the realtor is away from his/her desk.

I would be very interested in finding out if this actually woks.

I agree, I would think it that close monitoring of the site would be required.

99% of the sites I see it on, either no one is there or its a robot pretending to talk to you.

For me, I don't think its going to be effective unless you have it manned 24/7.

From one Rockstar to another Rockstar..we use the LIVE chat feature provided by a third party company..we have integrated it into our main site that generates us a tremendous amount of traffic. This does nothing for our SEO..however it keeps us in touch with all of our future clients and their needs..this day and time many of the prospective leads will chat via text or live chat before ever winning their confidence via phone or face to face...its a must. I have a full time Lead coordinator that services a tons of things for our team and added this to her plate and its worked great.

Live Chat feature has nothing to do with the SEO, it just increases user interaction on the website, which is good for business.
