Here's my 2˘:
People come to a real estate web site for ONE primary reason and that's to look for homes/property for sale. The rule of thumb is never hove any info you want visitors to see more than 2 clicks away from where they want to be.

People do NOT look for a REALTOR to list their home for sale, because that's done by word-of-mouth, or a search for the name of the agency itself. Key word research will validate this.

I've experimented for 3 years with 3 different web sites. I average 100 unique visits a day on my web site.

1. Not one person has down loaded any of the generic "free reports" that are bundled with a agent web site. I have removed any links to those from my home page and link to them in my text on other pages on a couple of interior pages.

Too many options can and will drive BUYER prospects away if they can't find what they want immediately. Concentrate on providing buyer information with quick links to listings, MLS search and maybe a page for "typical buyer expenses" in your area on the home page.

Advice: Put your links on the side of the page!

I do have a link for school info, but don't know how many people actually click on it.

Good luck!

The more pages you have the better you will do in the search engines. I am up to 577 pages and don't see an end. The extra pages get me a lot of long tail hits.

Just make sure that you have your mls search buttons are at the top of your home page so they are easily found.

Bigtoe is right, more quality content allows more users to find you site through the search engines.

Well, that's too many buttons for that type of menu.

You would be better off having the buttons down the side.

It's very busy and actually, difficult to look at. A lot of that stuff can fall under one heading, such as "Local Information" and then have your links to schools, attractions, businesses separated by category on that page.

Thanks, I'm trying to figure out how to condense some of it now with point 2 agent, trying to make it where people can click on buttons within the buttons i guess. You inspired me with are chat so I'm trying to dig in and go nuts LOL..
Thanks for the pointers

Bigtoe is absolutely right. Add as many relevant pages as possible just make sure the function keys stand out and are easily used.

You can never have too much content or too many pages. Just make sure to keep all of the essential stuff no more than two clicks deep for people to access and you have a winning formula over the long haul.

Here are a few questions you should answer:
1. Is your website hard for a customer to navigate?
Even if you provide great content a website that is hard to navigate will frustrate your customer.

2. Do you follow the KISS (keep it simple silly) strategy?
Too many choices, colors and graphics will confuse your customer. You only have approximately 4 to 7 seconds to capture the customer's attention before they click off your site.

3. Does your website convey expertise?
Your website should position you and/or your company as the obvious expert in your field

Honestly if you have to ask then there are too many. You need to keep your website simple and straight to the point. For example take a look at this Sample DEMO page (http://www.SHI-inc.com).

You do not want to confuse your website visitors, make everything simple and easy to understand.
