OLD-Gimmick to get in the door and has a million strings attatched so that the agent or broker never has to pay out or gives the credit when it eventually closes off of commission. Usually the list price has to be low,the home has to be in showroom condition,and the seller can't deny an offer just to make the 500 bucks.
If not many people are using it in your city or county it's worth a shot.If others have already saturated your local market with it you need to try something else.
It's just like "sold in 120 days or I sell it for free" or "buy a house through us and we will buy yours" and a myriad of others.Most don't go for the offer but it get's you the listing appointment and then it's up to you if they don't want the program to get the listing agreement signed base don your presentation and selling skills.

I know a guy who does the "your home sold in 90 days or I pay you $500" the $500 is actually just a $500 commission discount. He never writes a check for $500.
He now owns an office in my area - well its actually a HUGE team that just happens to have thier own office.
This is just one thing he does - but their office is useually one of the top in average listings per agent.
There are so many of these things - Ive done it before and sent out post cards - Looking back at my records I got about 9 calls per 100 post cards - which isn't bad
I haven't specifically seen this one though. I guess you would discount the commission by $500(or whatever you advertise) when the property actually closes, huh?
As usual, it has to be priced right, to even get offers in today's market.

That's actually a pretty good return wouldn't you say...even if you get one solid transaction from that?

The KEY is to see if ANY other agent/broker is running something similar.Get a free copy of the real estate book for your area and browse through it to see.

yea it was a great program when i did it - that was in 2005 and 2006 so the market was red hot here. I printed them out myself on a cheap printer - they looked horrible.
At the time I didn't delegate well and was just too busy - but at the time if you could fog a mirror you could sell real estate
