particular price range? I've searched the past 6 months of pricing from 1750,000-2250,000 and find only 2 underagreement and 2 sold. Obviously no one is buying in their price range of 2199,000. these sellers are also NOT motivated. It appears they are just going to let it list forver at this price. There are others that have been on the market for 332 days before even going on agreement. How to I handle this type of seller? What the heck do they have it on the market for?

How is it priced according to you seeing the market and condition of the home?

Its tough everywhere. I have seller who just reduced the price but it won't matter because amount of homes under contract verus inventory is too high. Market around here is slowing in Aug.& Sept.

Most of the agents I know are running away from over priced listings or un-motivated sellers.

Why are the sellers selling,what is there MOTIVATION or NEED for selling?

They might not have one and just want to seeif someone is willing to pay there price,you need to dump these types of sellers-non motivated.

The key here is 2-fold do they have to sell?Some will say i don't have to sell and that is just there hard stance,but as time goes on if they really have to sell relocating,divorce,death,can't pay the mortgage there backs will be up against the wall and they will have to sell.
