What's everyone's opinion of this?

Should the list price appear on the yard flyer or not...?
(assuming you use them)

I'm seeing more and more agent info flyers in my
neighborhoods without them.

Is this just a gimmick anyway to get a lead?

Yes, it's a gimmick. I believe in the listing situation the goal is to work for the seller, not to trick people into calling you to find out a number. Any buyer leads generated from a listing should be considered a byproduct, a bonus, not the underlying motive...

And no price just makes people think you are trying to hide something. You perfect buyer might be turned off by the lack of price, whereas if they knew it, they might sign on the dotted line as quickly as you could draw up a contract.

I think that the decision to announce price on a listing flyer should be based on if the price is a "deal", if price is negotiable, or if the price may seem high without a showing.

In other words, if the prospective buyer may think the price is too high at first glance it may be wise to leave the price off, but if the property is a great investment property then it is wise to advertise the price on all marketing materials.

In 2004 my company along with 250 investors across the U.S. and Canada tested the value of price advertising.

Before the internet era when most buyers were reading newspapers a seller could advertise no price or below market price to capture the most buyers. In fact many auctioneers or auctions often do not advertise price or done so below market range.
In today's market I'd say a price range is more accurate than price point on flyers since most people can access comparable
home valuations in just seconds.
