I just bought a house for rehab that had a tiny bit of mold in a few areas of the basement. I'm going to demo out all the areas where there is mold so abatement is not nessecary. I had to sign a mold disclosure from the bank I bought it from. When I go to resell it how do I cover my butt on this deal with the new buyers? I have to disclose it but don't want to scare everyone off...

Make sure you address what caused the mold in the first place....or it will only come back.

Mold can be a major issue; you might be wise to have a mold remediator (sp?) look at it.

Maybe make sure it is mold and not a severe case of mildew.

I just went to a seminar on mold and the mold abatement guy said he keeps coming across people who think they have a severe mold problem when it is really just a nasty case of mildew.

I would have a mold guy come out.

The best solution is to have a mold inspection when your rehab is complete and make the clean report available to any potential buyers. When and if you list have the report as part of the house book and have its existance noted in the mls remarks.

As stated above make sure you have the source of the water fixed or the mold will definately return.

There is surface and airbrone mold so even if you demo the problem and don't irradicate the source it can come back.In other wors you replace everything where the mold is you don't fix the source and put new everything in there buyer buys house mold occurs and they sue.


When I offer to purchase a house with mold I pay ALOT less than a regular flip simply because of the stigma attatched even when getting a clearance certificate from a mold remediation company.

Make sure on your next purchase you know more about disclosure and the difference between mold and mildew.If you go to http://www.epa.gov you can get a ton of free info.

Have it tested for mold. Not everything that looks like mold is mold.
