How is everyone getting your listings?

What methods and or adverting is working for you to get those listings, How many actives do you have right now?

I useually have around 20-25 actives. Most of mine come from networking and picking up the phone. Using the internet and websites account for a large percentage of our business.

We get ours through our client base (referrals) and our monthly newsletter prospecting.

We are very low on listings right now, sitting in the mid-30's. Typically we carry no less than 80 (we just happened to have a lot of well priced entry level homes that have gone pending/closed faster than I can replace them). My goal for this year is to get us up over 100 and never go below 100 listings.
