... just spreading a little Xmas cheer! (Grrr.... damn holidays)
So I got a phone call yesterday from a woman whose property I had done a CMA on about 5 months ago. She had initially called me from a mailer I sent out to the parents of every kid in the same public elementary school that my kids go to- which I highly recommend, by the way! Anyway, I'd sent out a letter with a fridge magnet, and then a newsletter after that. So she called me and I went out and looked at her place. At the time she was "probably" getting a divorce and the property was probably going to have to be sold. I will be posting a seperate post about the ins and out of THAT.
I followed up with 3 or 4 phone calls in the months since then, but never got her. I left messages, and once talked briefly with a friend of hers that was staying there.
So yesterday she calls, and says she wants to list it Jan 1st. Yay! But what was even nicer in some ways was hearing her reasons. She said, your mailers were very professional, and you seemed like a nice, solid guy when you came to see the property, and I really appreciated how you kept calling me and staying in touch even though I was blowing you off and not returning your calls!
There's a lesson in there somewhere, peoples.
Anyway, it'll go on the market at about $350k. And it sounds like it really needs to be sold, so we'll sell for what the market dictates- which is nice in current market conditions, as anyone with a listing knows.
