Needs alot of work. Sellers removed Stove,hood,some door knobs. Will need paint,carpet, kitchen appliances. Currently has a dark purple room and a lime green room, half ripped off wallpaper room. You get the point LOL

Ha ha ha.....Home features many upgrades. Kitchen has ceramic tile floors and matching backsplash. Entire house humidifier. Paramount replacement windows in every room with a lifetime quaranteen.


Can we com out yet? No that quaranteen is still in place.

It always bugs me when they do put directions but don't give a starting point. You have to figure out if it's from their office (which it generally is) or from some random point in space.

Are there really agents left that count on the mls for directions to listings? I think they should just do away with the field. If you're not self sufficient enough to have a gps or know how to use google maps, maybe its time for a new profession.

The issue is directions from where? Is this agent coming from north, south, east or west? Do they turn right or left off whatever main road they're traveling on. Mapquest, google, GPS, cell phone apps...there are a number of options other then, please hold my hand and escort me to the property. If an agent lacks, what I'd consider, the basic tools of the industry how about they just not show my properties, waste someone elses time.

In our MLS, it's a "required field". As for me, I use it for a reference point. If my GPS fails to locate it, I refer back to the MLS directions. Newer subdivisions may not appear or GPS needs to be map updated. I have a large service area and I don't have time to play "find the monkey". I program all my orders into the GPS, prior to departure. It saves me time and fuel costs.

I do agree with Jack's post as to where the directions start from. Out of area agents are the worst. As for me, my directions start from the nearest highly traveled street or major highway....whatever is needed.

"Directions" are there for a purpose. The agent could be new to the business or from out of area. It's just an aid to get from point A to point B. I also install a combo box on all listings, along with the Supra box. Out of area agents won't have Supra access. Local agents have had their battery die for the Supra toy. The bottom line is simple. I want that property sold. By adding directions to the MLS and installing a combo box is just part of doing business.

Direction section on our mls is required also.
Ive seen one of our out of state REO brokers put "use GPS" under directions...

Ours is a required field also - but I think its time has passed. I dont put more than "Smith to Third" or something like that in there. Im tempted to put "use your GPS" but I dont want to irritate other agents. There is no way to give complete directions even if someone needed it, as you just dont know where they're coming from.
I could literally spend all my time making sure everything is dumbed down enough for the most incompetent agent, and explaining to other agents how to perform their job, or running around town opening doors for agents who are too cheap for an ekey, or picking up docs from agents that cant use email or a fax, or showing my houses for buyers agents that are too lazy to show homes, etc.......but seriously - I dont think my clients pay me for that. There has to be some personal responsibility here. Be a professional. Come prepared for the job without having to count on others to hold your hand.
Just figure out how to navigate to homes. Its not rocket science.

Minna, GPS does NOT always work in my area. There are several areas where it does not know that there are dead ends. I had customers following me and accused me of taking the "long way" because their GPS told them to turn left at one point and the arrival time was drastically shorter. Ah, I said...that is NOT a through road. It "dead ends" a few miles back into the woods and there is no way through, even though TomTom or Garmin thinks it does. I could tell he didn't believe me so I hoped he used his TomTom to go home the way he wanted to go. Muwahaaa haaa haaa. LOL

Many times a road name is different on the GPS than it is on the street even though it's been named that on the street sign since before there were GPS units.

My husband got lost and sent 10 miles out of his way by following Google Maps directions to a concert.

I have a handy map book and even THAT is wrong sometimes. My Garmin FREQUENTLY wants me to go the "wrong way" or a much "longer" way than I would choose for myself.

You can't always rely on technology.

Especially in newer (or reinvented) subdivisions.

Why should I have to spend 10 minutes figuring out where the heck to go via tax maps and my map book, when it will take an agent 30 seconds to type in the directions?
