I have the opportunity to learn more about Commercial Real Estate. I primarily focus on Residential, but I would like to explore other areas of RE's, or at least have basic knowledge in an area like Commercial.

It depends on where you are.

A lot of smaller town Realtors do both because that's what they have to do to make a living.

In larger cities the 2 specialities tend to be separate, i.e. you're either a residential agent or a commercial agent.

An excellent commercial designation that will teach you a lot about commercial real estate is the CCIM

I don't do any residential and never have. If you have the chance to learn about commercial brokerage I would suggest going for it if it appeals to you. It's demanding and a totally different ball game than residential but it's extremely fun and extremely rewarding.

I have the ccim designation in my sights. You can take the classes just for the education but I plan on taking at least intro and the first set. I do mostly residential but I have a client thats looking for a small commercial space if he can get the financing squared away. That would be my first commercial deal. Just read and read and google and read and buy, checkout, etc. and read.

Reggie did you attend the virtual online commercial convention from NAR recently?

If not no worries just visit the RCA commercial alliance page and you can enter the show it's free.The show is closed now but you can go in and look at the booths and listen to the speakers as they have them on archives you just won't have live represetatives in the virtual booths.

Check out Jim Gillespie's booth on commercial.He ia a trianer in commercial and offers over 300 articles free from his site.

In larger markets commercial is further split into several specialties.

CCIM is great if you intend to deal in investment properties.

If you plan to specialize in retail a CCIM will do nothing for you. I have a friend that strictly does retail properties and reps for several national clients on store developments.

SIOR is best if you intend to specialize in leasing and office properties.

For land it is the ALC.

I've looked at ALC and i just can't get that excited about getting that designation. I wish they'd let you just take the test and skip the classes. I mean, if you've got the experience, the knowledge, etc. etc. why make you sit through all the classes? Arrrggg....

I'm getting ready to take the land 101 class from the alc online. The classes are so spaced out for me in my location. sometimes four or more hours away.

I was told by the guy I just interviewed with that CCIM teaches you how to use a calculator and that's about it.

I have completed 3 of the CCIM classes and you will learn far more that use of a calculator. Does this guy you interviewed with have his CCIM. I know at least 2 that swear it is well worth it not only the knowledge but getting to know other CCIM candidates and you will get referrals that will more than pay for the expense.

I specialize in investment properties so it is a benefit for me.

Doubt he has the designation, but he did say it was worth it and very important to my career. Maybe he was just referring to the intro class.

I'm starting my fifth year in residential and I'm considering doing commercial full-time by the end of 2008 or earlier.

I'm planning on taking some CCIM courses to go along with the other Commercial classes I have taken.

Commercial seems to be quite different from residential. It's amazing the language and contracts are nothing like residential.

How was the content paul? I can pretty much make it through anything, but do you think it was hard, challenging, etc...boring, bland, etc?

CCIM is not like your typical BS CE classes. These will force you to work and you will definately learn the subject matter.

Take the classes in a different state if possible as that way the people you meet can be a source of referrals instead of competition. I took one in vegas...nothing like a vegas trip as a tax deductible expense.

I have noticed a lot of residential agents in my area don't really understand the commercial markets. With Google and forums like this, it is only a question or two away. However if you don't understand the basics like what a NNN lease is, then it is probably time to work with someone that HAS done the commercial stuff to learn the basics.

It is a pet peeve of mine when other agents are representing their clients' interests and don't really understand the basics about the asking terms.

Earl,
WHile I agree that google, etc. can give people some technical knowledge that previously would be hard to access, it remains that there is much more to being a commercial broker than how to just calculate an NOI. The Experience to handle immensely complicated transactions and keep all the pieces together to actually get the deal to closing is something that just can't be learned off the internet.

I wouldn't disagree... hence the recommendation to work with an agent that specializes in commercial. I still learn something everyday in this business after doing it (strictly Commercial)for over three years.

However, it helps that I work in an office with mentors rather than adversaries.

At the end of the day it is about servicing the client's needs, but everyone has to start somewhere.
