It depends on where you are. A lot of smaller town Realtors do both because that's what they have to do to make a living. In larger cities the 2 specialities tend to be separate, i.e. you're either a residential agent or a commercial agent. An excellent commercial designation that will teach you a lot about commercial real estate is the CCIM

I have the ccim designation in my sights. You can take the classes just for the education but I plan on taking at least intro and the first set. I do mostly residential but I have a client thats looking for a small commercial space if he can get the financing squared away. That would be my first commercial deal. Just read and read and google and read and buy, checkout, etc. and read.

In larger markets commercial is further split into several specialties. CCIM is great if you intend to deal in investment properties. If you plan to specialize in retail a CCIM will do nothing for you. I have a friend that strictly does retail properties and reps for several national clients on store developments. SIOR is best if you intend to specialize in leasing and office properties. For land it is the ALC. It depends on where you are. I'm getting ready to take the land 101 class from the alc online. The classes are so spaced out for me in my location. sometimes four or more hours away.

I was told by the guy I just interviewed with that CCIM teaches you how to use a calculator and that's about it.

I have completed 3 of the CCIM classes and you will learn far more that use of a calculator. Does this guy you interviewed with have his CCIM. I know at least 2 that swear it is well worth it not only the knowledge but getting to know other CCIM candidates and you will get referrals that will more than pay for the expense. I specialize in investment properties so it is a benefit for me. I was told by the guy I just interviewed with that CCIM teaches you how to use a calculator and that's about it.

I sure didnt! Didnt even know about it. But thanks and I will check out what I can now. Reggie did you attend the virtual online commercial convention from NAR recently?
If not no worries just visit the RCA commercial alliance page and you can enter the show it's free.The show is closed now but you can go in and look at the booths and listen to the speakers as they have them on archives you just won't have live represetatives in the virtual booths.
Check out Jim Gillespie's booth on commercial.He ia a trianer in commercial and offers over 300 articles free from his site.

Doubt he has the designation, but he did say it was worth it and very important to my career. Maybe he was just referring to the intro class.

CCIM is not like your typical BS CE classes. These will force you to work and you will definately learn the subject matter. Take the classes in a different state if possible as that way the people you meet can be a source of referrals instead of competition. I took one in vegas...nothing like a vegas trip as a tax deductible expense. I have completed 3 of the CCIM classes and you will learn far more that use of a calculator.
