Genius...

I have noticed a lot of residential agents in my area don't really understand the commercial markets. With Google and forums like this, it is only a question or two away. However if you don't understand the basics like what a NNN lease is, then it is probably time to work with someone that HAS done the commercial stuff to learn the basics.

It is a pet peeve of mine when other agents are representing their clients' interests and don't really understand the basics about the asking terms.

WHile I agree that google, etc. can give people some technical knowledge that previously would be hard to access, it remains that there is much more to being a commercial broker than how to just calculate an NOI. The Experience to handle immensely complicated transactions and keep all the pieces together to actually get the deal to closing is something that just can't be learned off the internet.

I wouldn't disagree... hence the recommendation to work with an agent that specializes in commercial. I still learn something everyday in this business after doing it (strictly Commercial)for over three years.

However, it helps that I work in an office with mentors rather than adversaries.

At the end of the day it is about servicing the client's needs, but everyone has to start somewhere.
