Hi all - I just went under agreement for a brand new apartment within a brand new building. It's only 1,000 square feet and no one has ever lived there. All the appliances are under 1 year warrantee, and I'm assuming the building as a whole has been inspected as well. Is it necessary to have someone come in for $350? Should I ask for a discount? On of my friends told me that he had an inspector come in and they basically were in and out in 20 minutes because it was a brand new buidling..

I regularly find numerous defects in new construction.

Is it possible that an inspection would turn up nothing? I would certainly hope so, but that would be a rare occurrence.

Do your homework. Make sure your inspector is qualified to inspect "new construction." Ask for references from past new-construction clients, and ask for a sample report.

If he/she is truly qualified, the money will be well spent.

As stated above, rarily to they not find something of value. Keep in mind the future... There will come a day when you sell and someone else brings in the inspector. You may find yourself fixing something that has been wrong since day 1. Unfortunately, now you pick up the bill.

Your Home Inspector should have a discounted rate or lower rate for newer properties. but YES still get one as there may be things that are bad in the condo waiting untill your warranty is up!

I do not discount rates for new construction, but then again, I don't charge extra for aged properties.
