Hey guys i heard alot about investing in orlando rental properties that are close to disneyworld. Does anyone have any experience in this area? If so, tell us the pro and con of it.

After living in FL, I would say check out the tourist population as to when and where they tend to stay. October to March are slow for the theme parks. That is when I would love to go. Not only is the weather milder, there are minimal crowds and no lines for the rides. With that being said, if the park is some what empty... hotels, time shares, vacation rentals? FL resident deals for the theme parks are run in the fall through to spring to encourage the residents to go because out of town tourists statistics are lower. Great money during high peak times (summer/holidays) but not sure about off peak. I am not sure where the employees stay, but the full time ones I am sure would be better tenants. Then there is corporate rentals - quite a few big companies are in Orlando. Job market would be good to look at too.

There are lots of investment opporunities near Orlando. There are neighborhoods that allow seasonal renting of reasonable homes in the 200K range in close proximity to the attractions. Some neighborhoods are specifically zoned to allow for monthly and sometimes weekly rental agreements. Prices has dropped drastically in the last year..I don't really work the Orlando market but I do have access to their MLS. PM me the details of what you might be looking for and I'll forward you what I see listed.

I actually work in the area and the market is great for getting into now simply because the prices are very low. The only pieve of advice i would suggent you think about seriously, is, do you intend to let the property exclusively for short term rental. the reason i say this is because there are verious areas close to Disney, which are zoned short term rental. you could live there but the majority are rented for short term. If you intend to buy to rent out short term, then make sure you buy in one of these neighbourhoods as if you dont and then rent it out, you will have problems. Another piece of advice i would offer is try to buy a home fairly new. Alot of these properties have fairly low shelf lives of 25-30 yrs. So with the high wear and tear on these properties they look dated and need a little work. Although check them out as some great deals can be had on homes where the rental companies have really taken care of the properties.

Wow!! Amazing some of the things that you read here. I have been an agent in Orlando for 5 years working exclusively with investors, and I have to say that for my clients this is the BEST market ever! The deals are all over, right now there are over 2000 bank owned properties in Orange county alone. Here's some advice with short term rentals and Disney. If you are purchasing only to rent out the short term rental communities are great, make sure that you take advantage of the property management that is available in most of these communities. Remember that ALL rentals get wear and tear and know up front that there will be costs involved with that.
