First Time with FSBO

I decided to just go ahead and do it. I went to my first couple of doors of FSBO.
My first door was a guy named Stephen. He answered the door and I told him I was a local Realtor interested in houses in the area. I had an information packet to hand him. I was about to go over some of the services I offered when he interupted and said "Actually, my mother in law is a Realtor, and she's actually inside the house right now"... Ha ha, I just told him "Wow, I guess I have bad timing" In a jokingly way. Then I gave him the packet and told him he could atleast look it over and compare with what your mother in law has. Then I wished him luck.
I did all this with some nervousness. But all in all, it was a good experience. I have decided to do some more practice scripts. I actually didn't practice at all. I just decided to wing it and learn as I go.
I did go to 2 other houses but nobody was home. I'm really just glad i had the guts to do it.
So, i'll be studying and improving my information packet over the thanksgiving day weekend. I think Friday or Saturday I'll try it all again.
It does suck, but I really believe that i'll get better at it. The reason it sucks so bad is because I really don't have any experience and it's hard to feel confident until I do. I will find a way.
I work for a broker that doesn't really do hands on training. I chose it for myself for a few good reasons. One - I needed his flexibility he offered. 2 - 80/20 split with no fees. 3 - I though if i got a fresh start with no training, i would find a way to market without getting tainted by the old ways of everyone else.
Anyways, I wish luck to all of you other that are just starting out. If I can do it, then you can.
My background is of electrical engineering student for 2 years, then a technician for the USAF for 5 years old. I'm 25 years old.
Now living in Oklahoma City area, from MA though.

Great job WantsAPro. Keep up the good work. If you succeed with FSBO's, you will definitely succeed in this business. But I also recommend doing training or reading some real estate selling books because it will even give you more confidence when you walk up to the door. Good Luck!

Do you reccomend "Sell with Soul" as a good book for "real estate selling books"
I'm looking for a book that will actually teach me how to sell and not just motivatation books.

I'll let others answer as to the effectiveness of Sell with Soul, but here are my two pennies.
Sell with Soul teaches you how to be a great real estate agent. There's not much there teaching you how to "sell," as in, scripted sales pitches, effective closing strategies, cold-calling, door-knocking, FSBO-hunting, etc. In my opinion, if you're a fantastic real estate consultant for your clients, if you know your stuff and love your job, there's no need for a sales pitch or any other sort of "strategy."
However, many here will vehemently disagree.

You sound exactly like me when I first started.
Look, you sound like you really want to do make your real estate career work. If you want to be successful, then why not go out and get some material from the BEST REAL ESTATE TRAINERS IN THE WORLD and implement those ideas. Get yourself some good books on LISTING AND SELLING REAL ESTATE. Some of these will include scripts which are very helpful when you are first starting out. I recommend Mike Ferry, Floyd Wickman or Tom Hopkins. You can search ebay for used materials on these guys. I bought some Mike Ferry material four years ago that was easily the best investment that I ever made.
But the biggest part to being successful is believing in yourself. If you creat a good business plan, work that plan everyday and truly believe that you are the best person for the job, you will be successful.

My first deal was with a FSBO. I think that if you have the courage to approach these cold (or warm) doors, you can succed in this business. I think that as long as you believe that you have a service of value, you shouldn't be shy about letting them know what you offer. Some approaces you could have taken with this guy are: I work with buyers and just want to know how much your selling for. or I want to know if youre willing to offer a broker co-op fee if I bring a buyer? or "That's wonderful. How's that working out for you?" when he said his mom in law is a Realtor. As another the poster said, I, too think you should get some kind of sales training. You can read boooks or go to seminars, but it is good to know what the rebuttal to certain respsonses should be. That is the art of selling, regardless of whether you use a script or not, it's good to know selling points. Remember that if you get in front of enough people, you will get deals. Thanks for all the support. I feel pretty good about this RE thing now. ha ha.
Your advice is always so good. I appreciate it.
It is a numbers game and i'll play a lot of numbers.
I feel like my niche might be Expireds. I get excited about what I can offer them and help them with. I have a good solid plan that I feel good about too. Tomorrow I will go out and see what I can do.
But like you said, i will try all the transactions and find my likings. I'm just glad I finally feel CONFIDENT in expireds.

Think about what you learned from your first time to the door. Just imagine how good you will be after the 10th one. Your approach will be perfected and your material will be right on the money.
Keep after it and don't fall into the biggest trap that most agents do... lack of consistency.

I started knocking on Expireds as well.
I called on a FSBO that I had gone to his house. He wasn't home but I left the packet anyways.
He told me that he would offer 3% to the buyers. I talked with him for over an hour!!
He has been investing in houses for a long time (20 years) and owns 14 properties. He has 3 listed and he wants the rest sold as well.
For the home I was looking at, he wanted to still do FSBO. I told him about the fee for service and he seemed to buy into that a lot. So I called him up and he said "OK, lets go ahead and do it". I told him I would get the paperwork to him whenever he was available. He said in the evenening would be good. I called at 7:30 PM and he didn't answer. Left a message. He never called back. I know 7:30 seems late, but after talking to this guy and knowing his work schedule I thought he meant for me to call that late. Heck i went to his house at 8:30 PM a few nights before.
I don't want to let this one go. I don't want to be too pushy. My goal is to get him to use me to list some if not all of his other 11 properties that he wants to sell.
what a day.

I have learned that getting excited before things are done will get me in trouble. Emotionally. I was like you getting really involved before this actually happened.
It is not as much fun but better long term to get excited when things happen, not when they have a chance of happening.
I can understand though that you are jumping up and down. I am the same bar the self imposed self control.
