I have a client that I have helped in the purchase of a couple investment properties. This client currently owns 10 properties that bring in about $65,000.00 per year in income, taxes per year run about $5600.00. My client asked me the other day if I know of an investor that might want to buy all of these properties, although he does not want to list them in the mls. He is asking about $650,000.00 for the whole package.

I guess my question would be, How do I find an investor that might be looking for something such as this without listing these properties? Is this normal? I have no experience with this type of transaction. Any suggestions how to proceed?

"pocket listing". i would say its normal to some degree. I would still get him signed up if you havent. And just get him to check(if you have it on your contracts) the no internet, and/or no mls., or add it on the contract. Here we have to contact the mls to let them know the seller doesnt want it on there so that other agents don't complain. I'm sure its the same up there.

how do you find buyers...??? lol...you mean you can't sell without the mls? Do it the old fashion way and SELL it. Send me the particulars and I'll have a look around here. If you can send me some customer level printouts by fax let me know. I sent you a PM.
