No different than housevalues.com, homegain.com , real estate.com and the 100s of other lead generating services for agents.

My current cost per lead for my personal website is something like ..... $1.20 per lead

Well you have to pay by the month with HomeGain and HouseValues.

I have found that their buyer leads were only buyers with no credit who only wish they can afford a 30 thousand dollar house.

I didn't have to pay for those when I was with Coldwell Banker.

What would it be like just to receive seller leads, do you think they'd be more decisive than a buyer or is it hard to tell?

Tried them a while ago. The seller was under the impression that the house would be listed for free, she said lead to Realty assured her the agent would "take care of that".

The next seller was an apartment dweller with no property. He may work out as a buyer in a year or so, he at least follows up with the me and the Lender. So who knows.

The few other leads never panned out. One of them I was convinced it was a kid playing on the internet.

I do give LEad To Realty credit in that when I complained, they immediatly suspended my account and stopped billing me without hassle. They would not refund me money back, just credits for future credit if I chose to to reactivate my account. I did not really need the leads but they came highly recommended.

I just started using them a couple months ago and closed on a 430K house at the beginning of the month. It's really hit or miss though.

The company calls the people looking to buy or sell ahead of time, asks them what they're looking for and tells them that a realtor is going to be contacting them. So at least they're prepared when you call.

A lot of them, I'm finding, have no credit or money to buy but you can send back the leads right there if they don't work out. And I'm getting a lot of people lately who've seen one too many Flip That House marathons who want to buyer a "fixerupper". I just send those back right away.

IMO, I would rather use that money on my own advertising budget rather than support a someone competing for the same clicks.

Has anyone tried using a SEO or SEM consultant or company. There are many consultants out there who can help you generate "targeted traffic" to your website or help you generate unique leads that you're not sharing with a handful of other agents.
