I'm assuming you're a new agent...
ASK the listing agent for a copy of the CC&Rs.
If they don't have one, call other agents who have listings in the complex.
If that doesn't work, call a title company you are friendly with.
The homeowner should have the minutes from the HOA meetings, an operating statement, 20 year repair cost plan, budget, etc. Just ask, many times they have it all bundled up. If not, find out who manages the HOA, & call them.
