I have been renting from my current landlord for only a short time (since August of '07) and have been the model tenant. I was only late with the rent my 1st month & have since been on time or early; I don't have a lot of company or make a lot of noise. I have only had one guest spend more than two nights & they had only spent three nights & three days with me before my landlord left me a note stating:
"I am sorry but you can not let anyone stay for days or nights, they are not paying rent a visit is fine but not for days & nights, you need to do something about this today."
I left her a message and instead of returning my call she showed up at my door the next morning where I told her that I invited my friend from out of town to spend a week because I wanted company. She responded stating that I cannot have company for a week. The only thing in our rental agreement that even comes close to relating is this statement:
The said premises shall be occupied by no more than 1 and 0 children.
I have read over The Arizona Residential Landlord and Tenant Act and am wondering if this is OK or even legal. I would understand it if it was over one week. So, any advice or opinions is much appreciated. Thank you!
