Sean -
Why don't you write a blog or an article about this instead of clogging up the fourm?

Sean,
Thanks for the tips. I handle a number of foreclosure listings, and I am constantly getting calls from wanna-be flippers.

If you see the glass is half-full, this is a good time to flip houses. There are many bargain properties and foreclosed properties. Many of these properties are not well-maintained or cared for and the banks sell them at a very low price to unload their inventory. If you can find these, buy them, fix them up and sell them, it is a good way to make money.
However, if you see the glass half-empty, this is a terrible time since nothing on the market is selling. You will be carrying your inventory, mortgage payment and ongoing cost of keeping the house. Buyers are waiting for the market to hit the bottom. So, there are plenty of reasons to not get in.
The conventional wisdom is that you can make money under any real estate condition. There is a lot of real estate activity . A lot of shrewd investors are not waiting for the bottom since this is bottom enough for them.

#12 Always do an inspection with a good inspector. #13 You should know the market pretty good and price well so never keep your house more than 30 days on the market.
