They just QC failed an interior I submitted because the property didn't have an address number (no address verification photo). I guess photos of the interior weren't enough to convince them I was at the right property. confused

I Love those, like you could get interior access to just any house??? I have started to add the pat comment on those stating that the property was identified by GPS and visual determination based upon neighboring properties.

Keeps the QC to a minimum

2 or 3 times I messed up the address photo either by going to fast or not getting a clear photo. I just find a house with the same number in my neighborhood and take a photo of that making sure I only show the number.

Unbelievable, I just got 2 more calls today with questions regarding my redo BPO the last one asking me to call the listing agent of a sold comp that sold above asking price to find out why it sold above asking. I said that the agent phone number was on the attached MLS sheet and he could call. He said that that's why they are paying me. I said fine I'll call him.

I just try to preview my photos BEFORE I leave the neighborhood, avoiding all this extra effort/extra trips/extra research.

Some houses simply don't have a mailbox or a physical address identifying them. Many people use Post Office Boxes for the extra security provided.

EML blows......

I stopped working for them over a year ago-MY CHOICE.

They don't tell you which form you have to do when accepting.

They have lowered there fees and shortened there timelines.

They have told me explicitly over the phone that there client needed to hit a certain number to which I replied " My value is my value and if you want to break the law and committ fraud for taking money you do it because I won't!"

Most of there orders in my area is rural crap that is very hard to comp yet pays a paultry fee.

I only do cc,avm,and a few others now. I take the cherry picks,spec homes,easy fast bpo's because they all pay the same amount.

Since bpo's are just a residual for me I don't have to take them all.

I think it depends on who's the QC person. I just submitted and got approved on the exterior bpo where there's no address verification. I did put in the comment about it and then print a google map with that address and the subject house showing it. Try that next time smile

I just got one in a guard gated community that I know will be next to impossible to get in (I'll still try, I used to know someone living in that community awhile ago). If I can't get in, Standard Operating Procedure is to get a photo of the road sign and gate right? Is EML alright with that?

My very first BPO with EML was exactly that.....no access past the gate.....was told to take picture of gate, road leading into and cross road......call your contact person at EML to make sure that's still valid...

Just find an active, vacant listing in the community and tell you that you are going to preview it. And there are other excuses - need soil sample on lot for sale, need to measure lot for sale, blah, blah, blah... Use your head and think on your feet!

TB, Well I plan to try something at the gate, but think about a tract of houses in the $5-$11 million range with lots of famous people in it. I've been in the tract before but it is one of those that unless you are on the list, you don't get in.
