im really new to everything. one thing i keep hearing is floor time or that is when an agent is in the office answering phones? is this how you get listing appointments? or are most of your listings from when you talk to people on your own?

Many large brokerages do give floor time leads to agents that are willing to deal with them. I have gotten quite a bit of business from floor time at my company. It all depends on how the company has it set up. It can be a great extra source of leads though.

You get leads by working and building your sphere of influence. Brokers sometimes give leads, but it's not a way to grow your business substantially since it's typically strangers. New agents use open houses for other agents, make new contacts each day, make 2-3 hours of proactive referral calls per day, etc.

The broker's job is to show you how to make money, not just send leads.

In my office the agents are expected to get most of their own leads. Very few come on floor time maybe a couple a year with a once a week floor time and a couple of Saturdays. I find there are better ways to get leads.

I think you are trying to figure out if you will get more leads by working for a small or a big company/office. There is no clear cut answer. The big company has so many more agents however, they have more opportunities as well. Relocation business can be huge depending on your company's connections as well as area. Small companies have fewer opportunities but then less agents to spread them around to.

I can't stress enough how all of your activity will depend on how good you are. Fellow agents are even willing to share opportunities with someone that will do a good job.

i've always been a self starter. So i have went out myself and got my own leads.

The first office I was at the office manager gave out leads, but the split was low and the office had very few closings. I went there initially because i thought i would get more one on one time with the broker, who was more of a developer than a realtor. The day he signed my paperwork for my liscense was the last time I saw him.

He always promised agents listings but very rarely did he list any of the properties he was developing in our office.

We got tons of phone time, my first week there they transfered the phones to my cell phone in the afternoons. I got very little from it.

I wouldnt depend on the broker to give me leads.

I suggest adding your own lead generating "wish list" to your personal web site. This way you are creating the leads and only you are pursuing the buyer.

With 80%+ of the buyers researching the Internet before making contact, you have to capture them at your home page.

No floor time required here; not a huge office and we have an office manager that answers the phones, schedules the showings etc. But, there are rarely any agents in the office so when a call come in, she can not answer the questions because she is not licensed. I get to answer the questions and get the lead!

floortime is a way for an office to have a free secretary to answer the phones. they should be paying you to answer the phones.

You should ask at the interview if they give you leads. I work for one of the largest companies in my area and get no leads. I have to do open houses and lead generate on my own.

Why should any broker give you leads right off the bat?

You won't have the experience to convert them.

What a good broker will do is allow you to get leads once you've received sufficient training and proven you can do good, solid business. Usually, that is after a year or two.

It depends on the brokerage!

My office is very generous with leads.

In order to be eligible for floor time you have to show that you are willing to be a part of the team and work some open houses and show up to the sales meeting and go on caravan. They don't ask for your soul, just a few hours of your time every month. In exchange for the leads, I think it's more than fair.

Floor time has always been a waste of time for me, whenever I was with Century21 (no leads), Coldwell Banker (no leads) or in a no franchise broker...

It depends on the office, as I said. the last office I worked at was dead. Saturdays were the worst.

This office actually does get good calls. With over 100 listings, someone is always calling on a sign or an ad - unless the caller specifically asks for the listing agent, or if they're calling in response to a mailing, the call goes to the floor agent.
