claijammer Member Registered: 05/20/07 Posts: 31 Loc: maryland	Greetings Iam a trustee at my church and we have a daycare that has been under charged for the use of a complete floor in our church.we now have another building that she is interested to rent.how do we go about determining the fee of the lease is there a formula to charge by the sq.ft.and how would i use the mls to do a comparable.any sugesstions will be helpful.i also am a new agent. thank you

Gulf Winds REO Slave Major Contributor Registered: 02/04/06 Posts: 1715 Loc: USA	If you want to base the lease on sf, then take the MLS comps and divide lease amount by the sf to arrive at a $ per sf. Average & multiply by the sf of your property. Our MLS comps always show a $ per sf figure. Paul Oaks Major Contributor Registered: 06/23/04 Posts: 3370 Loc: Central Illinois	If you have a commercial agent or commercial appraiser that is a member of the congregation they should be able to assist. $ per sf will vary by area and the type of commercial property. The type of the lease will also effect the price per sf. ie gross lease or triple net etc..
