has anyone heard of / or worked with ushud i have been approached and it seems very attractive,however i do not want to be just kicking my funds out there being a new agent and not get any results their website is ushud.com.

Yes, I get contacted by them. I have heard they are good, but to me they seem a little expensive. They also act very fishy with what they offer. For example, I said I wanted one county they said that one was taken, but they'd give me ALL the counties surrounding it and take them away from whoever had them at the time and I could have all of them for buying one county. Then when someone else wanted one of them I would be offered the chance to buy it first, or let it go to them. It sounded fishy because I was offered all these counties someone else already had, just for buying one of them, why were they taking them away from someone who already had them to give them to me? I didn't want the same thing to happen to me and not be informed of it. Also, in my area it just wasn't worth it, for a totaly of 10 counties they said they monitor it and there are about 15 calls, and on average 1-2 a month close. Yeah, 1-2 closings each month are great, but what about the other 14-15 looky lous that are in a 75 mile radius that I'd have to go show around for a chance I'd get their business, plus pay the website 500, not worth it for me. Also, for HUD homes in my area, they are priced so low that by the time the broker takes their money, I pay E&O, my expenses to take them around etc. and pay the website 500, I would wak away with about 200, not financially worth it for me. But I know someone who has had good luck with it, but I think it depends on the part of the country you are in, and the amount of houses that are HUD homes in that area.

Also, they have sister-sites, and you pay to be on those too. It all depends on how much you can afford to cough up each month, and if it would be worth it.

I never bought any of that crap. The leads are all over the place. Just from the news paper alone you have fsbos, engagements, weddings, promotions, and even deaths, if you don't list it someone elese will. For sale signs, expired listings, open houses,court records and the list goes on and on. But if you think it's easy, your going into the wrong bussiness. You get your [censored] into the office every morning and do your marketing, you send out letters , you make calls and then at the end of the day when most of the nine to five's are going home you go show properties. Oh, and did I forget to mention weekends. If you want to be a top producer get used to the life style.

I still stand by the fact that 80%+ of the buyers surf the Internet before contacting an agent. The agent has to capture the lead at their web site. There's free programs available to the agent to add to their web sites that will generate leads only to that agent whom owns the web site. Why pay for a lead that has 10 other agents chasing the same buyer.
