we have a 1284 sq. ft. house for sale in albuquerque nm
3 bd. rm 1 bath

we redid the inside it shows pretty good for a 44 yr. old tract home nice area

we have it listed for $159,500 a decent price for the area we had it listed for 167,000 for the first 2 weeks

we have had only 2 showings and no offers in 4 weeks

my question is my agent is doing almost no marketing
just the mls and his company's website (century 21)

no signs on the street even

i feel he should be doing more especially in this market

any thoughts?

The agent sin't going to spend hardly any money on it if it is overpriced or the agent beleives it is overpriced.This is ESPECIALLY the case if you got the agent to reduce his listing commission.

DO NOT look at actives to compare what your house should be priced at(this is the price sellers want and does not mean anything)

Look at the recent SOLDS(this is what buyers are willing to pay for a similar property like yours and what mortgage loans are getting approved for)

Check your expectations of what are the average days on the market for my area?30,60,90 If it's 90 and it's only been 2 weeks you are being unrealistic int he time you think it should sell.

Getting the price right means everything to a sale.What market value is and what you need to get out of the sale have NOTHING to do with each other.If you are selling to solve another problem in your life and have to get a certain price you are listing and selling for the wrong reasons.


Recheck how you arrived at your price and you will likely be lowering your price.

You absolutely need to have a yard sign.

According to National Association of Realtor's studies, a yard sign the second most common way buyers will find your house; the Internet is first.

The 1 bath may be a drawback if similiar homes to yours have 2; the only way to cure that is with pricing.

Check to see if you're competative with similar homes in your neighborhood and your area; not just for sale homes but homes that have sold in the past 6 months or sooner.

Your Realtor should be able to provide you with that information in addition to a yard sign.

thanks for the reply guys

iam full aware that the price of the house needs to be what the market will bear, and no i do not need to sale to fix my life

but thanks for the concern

my agent does have a yard sign but that is all

he has agreed that the price we have it at now is a good one

he said that we should not take less that 155k for the house
according to the latest values

he just seems to be relying solely of the MLS to get traffic

i see realtor signs all over on street corners

are not realtors getting more agresive in there marketing?

Up the commission to the buyer agent make it 1 percent over what everyone else is.Say most are offering 3 percent to the buyers agent offer 4.

Your agent needs to have a website feedback form as well as have the agents who viewed the houses numbers for a callback.

The feedback is CRITICAL from the buyers and the agent.You will hear the house is too small,or it is dated,or only 1 bathroom won't work.Once you get a common complaint that buyer hate from the feedback those are the items you need to fix.

Before you do a bunch of marketing I would get the feedback.Perhaps your agent can hold an broker/agent open house?
It's better to market to agents than buyers as agents have likely already qualified there buyers on being able to purchase or most wouldn't be working with them.


One buyer is one buyer,but one agent/broker might be working with 30,40,or 50 sets of buyers.

When looking for homes, I look for yard signs, and then, for the fliers.
Many reas will tell you not to use them...only the neighbors take them...people won't call if they don't have the info in front of them....
From a buyer's standpoint, if I can take a flier, and get the info I need re: who to contact, price, and other info about the house, it makes me more than 50% more likely to call, than if I have to write the number down, and remember the street and/or address.
A broker friend says that reas don't like them because it's up-front money out of pocket. (I suspect he may be more honest with me than my agent as to why...*lol*)
Yes, yard signs are critical, internet presence absolutely necessary, feedback required, and imo, fliers are very very helpful as well.
If this guy isn't interested in marketing your home correctly, perhaps he's not the one for you...
