Switching to ReMax???

I'm in my 2nd year of Real Estate about 1 yr and 3 months exactly, and I'm still at 50/50 with my current broker and I will be until I reach $28,000 income over 1 straight year. I have 4 listings, one more coming and 3 buyers I will be working with this month. A ReMax broker wants me to switch and start at 70/30 until I reach $36,000 GC and then I will be at 99%. My only monthly payment will be $30 mls, and $50 web/tech for our company website, email, and personal website. I will not have a desk but I prefer to work from my home office anyway and I still have access to everything at the company office just not an assigned chair. The broker also offered to buy me signs and business cards to start.
I'm leaning towards the move but it's very hard for me I love my current office and I have alot of friends there. Our small office was just bought out by a bigger corporation and I'm not liking the changes. My questions are to those at ReMax, do you like it? are there any other fees they are not telling me?
And to those that have moved while you had listings. Was it hard to bring your listings with you? My sellers are very loyal to me and I know they would want to stay with me. Thank you, this is big decision and I need guidance from those who have been there. Thanks again

Speak with your current broker first about a higher commission split. If broker is unshakeable, switch in a heartbeat. Your clients will work with you and not because of the company you hang your license with. The listings belong to the office you are currently signed up with. Again, negotiate with your current broker if you decide to switch, to take your listings with you. You never know what you can achieve by being firm and serious.

I am a RE/MAX Broker & I really like the company. Each office splits are different due to ownership. At this office, each Broker pays $20K to the office each Broker fiscal year (Different split agreements to achieve the $20K) then the Broker is 100% for the remainder of their year. If you are concerned about any fees not disclosed, have the Broker put it in writing - I do agree with Calif Dreaming, talk to your current Broker first. Good Luck -

I am switching, my current clients want to stay with me, and one said she'd sue if they didn't cancel her listing. I have a good relationship with my broker and I think she'd let me take my listings without a fight but now that she has sold the company I'm worried there may be a fight. Also I have a closing today, does it matter if I tell her I'm switching before or after the closing or before I get my check which takes 3 days. They can't keep my share or can they?

What's the harm in waiting three days to tell her? Any new business you have coming in the next three days you can place it with your future Broker. Explain the transition to your clients.

Wiat for your business to close...Here is my recent scenario... I was on a 60/40 split with the local Century 21 here in Phoenix. No desk fees, but they charged for training and I was on that split until they received $48,000/yr and then the cap was removed...ick. I moved to REMAX and have never had a second thought. I pay $200/mthly and get an 80/20 split. When I have paid in $7200, I am at 100%. I did an exercise on paper where I sold 10 homes at 300k.I factored in all desk fees, franchise fees, etc. Selling these at my new brokerage wouldpay me in excess of $20,000 yearly. In addition, I do not have to pay for training. the traning at the local C21 consisted of sales managers talking to new agents...more ick. I dig REMAX very much.
