I wouldn't limit yourself to clubs. Mostly pitches from people with techniques that might get you into trouble if you are an investor and a licensed Real Estate agent.
Go to the bookstore instead and browse the books for sale. For $40 bucks you could pick a few seriously written books and learn a thing or two.
Go to the investment clubs to network and learn from the speakers - but keep your check book and credit cards at home.
The deal they offer at the seminar will most likely be available later (after you've slept on it) if you really want to invest a $1000 on audio cds, videos, and a bunch of poorly written materials that don't cover risk factors and basically sell you BEST CASE SCENARIO techniques with forms and contracts that probably aren't legal for you to use (especially as a Realtor) in your state.
Don't rush into investing.
Use this time to learn everything you can while you build your credit and cash reserves, and develop your network of contacts.
You'll need investors, tradespeople, title reps, etc.
You can definately meet these people at the investor club meetings.
