Can anyone tell me there experiences with insuring a single family rental property? I have had a landlord policy with Allstate that is 30% more then when we were living there, and apparently they are getting out of the business and won't be renewing it. Do you really need a landlord policy versus a regular home insurance policy.

Yes you should have the landlords policy. Insurance companies hate to pay claims so don't give them any excuse to not pay the claim.

Check with MetLife & Home for 1-4 family policies

Landlords policy can help save you the hassle. Metlife is also another good resource but I would check all your options before making a final decision.

Most companies have both policies available. With my company, Rental Dwelling Policies (landlord insurance) includes LOSS OF RENTS that continues your rent payment.
