I am thinking of doing a graduated pay scale (I'm fixing to open a new company). 90% to start, 95% after 6 transactions and then 100% after 8 transactions (sides). Next year, they stay the same provided they keep the pace up.

Or, should I just do the 100% thing...it seems like that is how things are going...

For those out there offering 100% commission, what is the requirements of the agents to get this and stay here?

If I do the graduated thing, am I thinking right on the requirements to get to each level?

Thanks for your advice in advance!

Andrea

The offices that are getting lots of business done out here where I am don't seem to do the 100% thing so much.

I think a whole lot of this depends on the kind of broker you are. Are you providing lots of support and infrastructure? Training? If so, it makes for sense for agents to be paying for that in their commissions.

I am also in the process of putting together an office of my own and I am considering the 100% option as well. If I do that tho, I would still have a flat fee per transaction.

But then I have to wrestle with the idea of denying those agents to tools and infrastructure I have for other agents that are paying for those services.

Maybe give them an option... they can do 80% with one way or 90% with another plan or 100% with another plan and then let them choose...

Unless you have 50 producing agents. Just think of the liability for what $495 per trans. pretty steep

Can anyone here please explain normally what is offered or revoked, based an an agents commission split?

I have started my own company in a different country, and am obviously wanting to attract excellent agents that are performers and focused on providing a service to their clients which is of a high standard.

I have briefly looked at the Keller Williams model and think that it seems to offer the best structure, considering it looks after the interest of the agent, and not necessarily their own back pocket.

At which commission split level can I work out where agents carry their own costs (advertising etc) and would be happy to do so?

Comments are appreciated!
