I don't think you'll like the rates you'll get on any 15-20% second. I've seem some rates around 16% on seconds!!

The 80/20 thing really started to slow and disappear before even the 100% programs did.

Either go GSE's (Government Sponsored Entity)or tell your buyers to put their skin in the game.

Or you can always do the whole seller carry back route.

2d's are tougher to come by than 1st's. You're asking the lender to take the jr lien position. If they won't go 100% in 1st position what possible sense would it make to accept 2d?

Countrywide is still doing 80/20's with scores down to 680. Just had one close. buyer needed three months reserves.

I still have lenders who will do 100%. The era of a no-doc 100% loan is ending but I've had no problem doing 100% (80/20s and staight 100%, 90/10s, etc)with qualified borrowers through Wells, Bank of America, or Sun Trust.

100% HASN'T CHANGED for people with 1/2 decent credit and can document income and assets.
80/20? well, the 2nd lien rates went from high 8 to 11%. but they are still there

I have a bunch of lenders that will do 100% even down to 580 .
The problem I have in CA is that they only go conforming and that kill a bunch of deals.

I also have a lender that will do 100% to $500K on a COFI arm.
